Dripping And Seized Taps
Washers, seats and cartridges. Repaired where a cartridge exists, replaced where the body has gone.
Home/Tap & Toilet Repairs
Tap and toilet repairs in Hermanus are mostly small parts and short visits, which is why they are worth batching. A dripping mixer and a running cistern are one call-out between them, not two.
List everything that needs doing, even the small things you have lived with. One visit for four repairs is much better value than four visits.
None of these takes long. All of them are annoying every single day until they are done.
Washers, seats and cartridges. Repaired where a cartridge exists, replaced where the body has gone.
Inlet valves passing into the pan. Silent, invisible on the floor and one of the largest quiet losses on a meter.
The smallest opening in the house, and the first casualty of a supply that carries deposit. Often the whole job.
Dual flush units that stick, buttons that do nothing, and cisterns that fill for far too long after each use.
Leaks at the base of a toilet, which usually turn out to be the connector rather than the pan itself.
Pop-up wastes that will not seal, traps that smell, and the slow drainage people put up with for years.
There is a diagnosis that costs nothing, takes two minutes, and is correct far more often than anything else on this page. If a single tap in the house has gone weak while every other outlet is unchanged, the problem is almost never pressure and almost never the plumbing. It is the little mesh screen in the nose of that one tap.
The reason it happens more here than in most towns is what the supply carries. Greater Hermanus blends De Bos Dam water with borehole water from the Table Mountain Group aquifer, and the engineering record on the Preekstoel treatment works is explicit that this groundwater is rich in soluble iron and manganese, metals that support gelatinous bacterial growth capable of clogging a distribution network. Overstrand built a dedicated biological plant to strip both metals out, and that plant works. What it cannot do is clean the pipework that already exists between it and your kitchen.
So a small amount of material moves through the system, and hydraulics does the rest. The moment water has to squeeze through something narrower than the pipe, whatever it is carrying starts to collect there. An aerator screen has openings measured in fractions of a millimetre, which makes it the finest filter in the house and therefore the first thing to foul. The same applies to the filter screens on washing machine and dishwasher inlet hoses, and to the small strainer inside a toilet inlet valve, all of which quietly do the job of a filter nobody installed.
It is worth noticing that the municipality has exactly the same problem at a larger scale. Overstrand's own notices describe its teams cleaning the strainers on pressure reducing valves daily. If a municipal strainer on a main needs attention every day, a domestic aerator on the same water needs attention rather more often than never, which is roughly how often most of them get it.
The repair, when it is this, is not really a repair at all. Unscrew the aerator, rinse the screen, put it back. Do that before you accept a quote for a new mixer, a new isolating valve or a booster pump. If cleaning one aerator restores one tap, nothing in your house was ever broken.
Small jobs are where the easy upsell lives. These are the guards against it.
Aerators, screens and strainers get cleaned first. If that fixes it, that is the invoice.
A mixer is only condemned when no cartridge exists for it, not when finding one is inconvenient.
Bring us your list. Four small repairs on one visit costs far less than four separate ones.
A washer that keeps going is a pressure question. We will point at the cause rather than sell the same repair twice.
How much does a plumber charge to replace a tap in Hermanus?
A tap swap is normally under an hour once the isolating valves work, and the labour is quoted as such. What changes the figure is a seized connection under a basin, or a mixer whose body has corroded onto the tail. Both are common and both are quoted before anybody starts undoing anything.
What does it cost to repair or replace a toilet?
Repairing is far cheaper than replacing and covers most complaints: an inlet valve, a flush mechanism, a seat washer or a pan connector. A full replacement means the pan, the cistern, the connector and making good the floor and wall behind it, and it is a different job with a different figure.
One tap runs slowly but the rest of the house is fine. Why?
That is an aerator or a cartridge screen, and it is the single most common false alarm about water pressure in this town. The supply here carries iron and manganese deposit, and the smallest opening in the house blocks first. Unscrewing the aerator and rinsing it is often the entire repair.
My toilet keeps running. Does that actually cost anything?
More than almost any other silent fault. An inlet valve passing continuously into the pan makes no noise once the water is over the overflow lip, leaves no mark, and turns the meter around the clock. It is a cheap part and it usually pays for itself inside a couple of billing cycles.
Can you fix a mixer or does it have to be replaced?
Most mixers are a cartridge, and a cartridge is a repair. Where the body is corroded or the brand is long gone and no cartridge exists, it becomes a replacement. We will tell you which before ordering anything, and we will not condemn a mixer because finding the cartridge is inconvenient.
Why do my taps drip again a few months after being repaired?
Usually pressure. A washer or a cartridge that keeps failing is often being asked to seal against more pressure than it was designed for. Fixing the tap again treats the symptom. Getting the incoming pressure measured and controlled treats the reason.
The water from one tap looks discoloured. Is the tap the problem?
Rarely the tap itself. On this supply discoloured water usually means deposit dislodged from the network, most often after a burst or a shutdown. Run the cold garden tap for a few minutes first. If one specific tap stays discoloured after that, then the aerator or the branch to it is worth looking at.
Do you do small jobs, or is there a minimum?
Small jobs are welcome and there is no pretence that they are big ones. If you have three small things, save them for one visit. Paying one call-out for three repairs is considerably better value than three call-outs, and we would rather tell you that than come out three times.
